Housing Supply Not Keeping Up with Population Increase

Are you wondering whether you should sell and move or build?  

Many Kalamazoo home buyers are wondering where to find houses for sale in today’s market. It’s a true dilemma. We see an increase in buyer demand, but the supply available for purchase isn’t keeping up.
The number of new housing permits issued prior to the great recession increased for 15 years until 2005 (from 1.12 million in 1990 to a pre-recession peak of 2.16 million in 2005). According to Apartment List,

“From 1990 to 2005, the number of single-family permits issued more than doubled, while the number of multi-family permits grew by 49 percent.”

How do I know if a house is in Kalamazoo Promise Schools?

The Kalamazoo Public Schools is the home of the wonderful Kalamazoo Promise.  The Kalamazoo Promise provides free college tuition for all students who attend the Kalamazoo Public Schools.  It started in 2006 and up till now (2019) over 6871 students have received the scholarship! 
So as you look for houses in the Kalamazoo Public Schools district, how do you know what schools your kids would be going to?  Here is a link to a street directory that gives you the schools by street.

Waiting to Buy Will Likely Cost You More

Kalamazoo MI Real Estate: An economist responded when asked how interest rates would change: “They may fall some and then, rise and after that, they’ll fluctuate.”
Just because interest rates have been low for ten years doesn’t mean they are supposed to be low or will stay low. The Federal Reserve has raised interest rates twice this year and are expected to go up twice more plus three times next year.  Mortgage rates have risen from 3.95% to 4.62% since the first of January.
Increased rates directly affect the payments on homes but so does the price. With inventory levels remaining low, the prices will continue to go up. When interest rates and prices rise at the same time, it costs buyers a lot more.
If the mortgage rates go up by one percent and prices increase by five percent in the next year, the payment on a $250,000 home could go up by $200 a month. In a seven-year period, the buyer would pay $18,000 more for the home.

Why aren't you getting the mortgage rate that the lender is quoting?

Kalamazoo Real Estate - When you see the rates that lenders publish on the web and in print, you should recognize that the rate you will get may be different than the published rate.  The actual rate a borrower pays is based on a 

number of variables. Lenders determine whether to loan money and at what rate based on the risk involved with the transaction.
When a lender checks your individual situation they will determine risk factors. The higher they perceive the risk to be that the loan may not be paid back, the higher proportionately the interest rate will be.  If the risk becomes too high, the loan will not be approved.
